remaining low, retail properties take the lead

  • There were also only a few transactions on the German real estate investment market in August. We registered a total of 65 sales, which is the second lowest figure since the start of the interest rate turnaround (average 2023: 81). The transaction volume in August was around €2.0bn (average 2023: €2.2bn), of which 55% was accounted for by retail properties. So far this year, retail property has accounted for 23% of the volume, making it the highest-turnover type of use ahead of residential (22%) and offices (17%). While retail property is relatively liquid, the residential investment market is currently in the lull. In August, the transaction volume amounted to only €57m (transactions of 50 residential units or more). As in the previous month, only two transactions took place – such a low number of residential property sales has not been observed by us since recording began in 2009.
  • In recent months we have been able to report an increasing number of sales preparations. According to our observations, this momentum is not continuing at present. Instead, some landlords want to postpone a sale until next year or even the year after in anticipation of a better market environment. Whether this hope will be fulfilled remains to be seen. The last three (price) downturns lasted five years (1990s), four years (new economy and 9/11) and two years (financial crisis). So the market can stabilise quite quickly, but it can also take many years. Against this backdrop, a wait-and-see approach today could prove to be the worse option in retrospect.
